want to sell my house, but I don't want to do a bunch of work. What can
I do that's easy but makes a difference?
Believe
it or not, the simple act of cleaning the yard and surrounding area makes
a big difference. A nicely manicured yard, tidy entrance - things referred
to as "curb appeal" - get buyers curious about the inside. Many
buyers simply "drive by" to see if they want to bother going
inside. An unappealing exterior might cause them to make judgements about
the rest of the house and pass it by.
My
home's been on the market for 30 days and no one has made an offer or
even come by to look, what's going on?
If
your home hasn't received attention in that time, especially if it's been
viewed on Broker Tours and advertised, the first thing to look at is price.
The market in your area might have softened, or the price might have been
overly ambitious. It's time to sit down with your REALTOR and discuss
options.
What
if I don't want anything but a full-price offer?
While
it's easy to get stuck on a price, and as an owner, it's justifiable in
so many ways, try to consider the whole picture when you get an offer.
Why are you selling your property? Do you truly have all the time in the
world to wait for the perfect offer? What does the buyer offer besides
a price? Are they pre-approved? Are they contingency-free? How much does
it cost you per month to wait (morgage, taxes, insurance, wear and tear
on you and the house)? The price is important, but so are all the other
factors that make up a good offer. Don't get stuck on just one.
